【摘要】：近幾年,房地產(chǎn)市場(chǎng)迅猛發(fā)展,由房地產(chǎn)開(kāi)發(fā)項(xiàng)目投資所產(chǎn)生的經(jīng)濟(jì)效益已成為帶動(dòng)地域經(jīng)濟(jì)發(fā)展的助推劑。然而,我國(guó)的房地產(chǎn)市場(chǎng)發(fā)展仍然存在時(shí)間短、發(fā)展迅速、與房地產(chǎn)開(kāi)發(fā)相關(guān)的理論和監(jiān)管體系發(fā)展滯后的問(wèn)題,一定數(shù)量的中小房地產(chǎn)企業(yè)都存在管理差、抗風(fēng)險(xiǎn)能力低、競(jìng)爭(zhēng)能力不足、管理觀(guān)念弱等問(wèn)題,如不重視,就會(huì)面臨被市場(chǎng)淘汰。如何在競(jìng)爭(zhēng)激烈的房地產(chǎn)市場(chǎng)搶占一席之地,從而實(shí)現(xiàn)企業(yè)利潤(rùn)的最大化,是各房地產(chǎn)開(kāi)發(fā)企業(yè)面臨的重要問(wèn)題,而解決這些問(wèn)題的關(guān)鍵所在,就是要將科學(xué)的項(xiàng)目過(guò)程管理理論方法運(yùn)用到開(kāi)發(fā)項(xiàng)目實(shí)踐中去,只有掌握科學(xué)的項(xiàng)目過(guò)程管理理論,才能提高開(kāi)發(fā)企業(yè)對(duì)開(kāi)發(fā)項(xiàng)目的整體駕馭水平,從而最大化的提高企業(yè)利潤(rùn)。本文以X商貿(mào)城開(kāi)發(fā)項(xiàng)目過(guò)程管理為例,以項(xiàng)目管理理論為基礎(chǔ),通過(guò)對(duì)案例管理過(guò)程的具體剖析闡述,發(fā)現(xiàn)X商貿(mào)城開(kāi)發(fā)項(xiàng)目在管理中存在的問(wèn)題。同時(shí),結(jié)合本人實(shí)際參與X商貿(mào)城開(kāi)發(fā)過(guò)程中的所感所想,深刻分析其中的原因,并結(jié)合實(shí)際提出了解決措施,為以后的房地產(chǎn)開(kāi)發(fā)項(xiàng)目過(guò)程管理提供有力借鑒。
[Abstract]:In recent years, with the rapid development of real estate market, the economic benefits generated by the investment of real estate development projects have become the booster of regional economic development. However, the development of real estate market in our country still exists for a short time and develops rapidly. The development of theory and supervision system related to real estate development lags behind. A certain number of small and medium-sized real estate enterprises have some problems, such as poor management, low ability to resist risks, insufficient competition ability, weak management concept, etc. How to seize a place in the highly competitive real estate market so as to maximize the profits of the enterprises is an important problem faced by the real estate development enterprises, and the key to solve these problems is to solve these problems. It is necessary to apply scientific project process management theory and method to the development project practice. Only by mastering the scientific project process management theory can the development enterprise improve its overall level of control over the development project. In order to maximize the profits of enterprises. This paper takes the X commercial city development project process management as an example, based on the project management theory, through the specific analysis of the case management process, The problems in the management of the X commercial city development project are found. At the same time, combined with my actual participation in the process of development of X commercial city, the author deeply analyzes the reasons, and puts forward the solving measures in combination with the actual situation. For the future real estate development project process management to provide a strong reference.
