【摘要】：住房制度改革以后,房地產(chǎn)行業(yè)迅速發(fā)展起來(lái)。市場(chǎng)的產(chǎn)品定位對(duì)房地產(chǎn)項(xiàng)目的開(kāi)發(fā)成功與否至關(guān)重要,而影響市場(chǎng)的產(chǎn)品定位的因素又很多且很復(fù)雜,如國(guó)家有關(guān)房地產(chǎn)的政策、項(xiàng)目所在區(qū)域的經(jīng)濟(jì)發(fā)展水平及房地產(chǎn)市場(chǎng)環(huán)境、開(kāi)發(fā)企業(yè)自身?xiàng)l件,消費(fèi)者的購(gòu)房需求等。本文研究了市場(chǎng)的劃分、確定目標(biāo)市場(chǎng)從而得出房地產(chǎn)項(xiàng)目的開(kāi)發(fā)定位。其中包括對(duì)房地產(chǎn)項(xiàng)目的外部環(huán)境、市場(chǎng)態(tài)勢(shì)、競(jìng)爭(zhēng)者、消費(fèi)者等的具體分析從而得出房地產(chǎn)的項(xiàng)目開(kāi)發(fā)定位,本文以昆明某房地產(chǎn)項(xiàng)目開(kāi)發(fā)為例子進(jìn)行解說(shuō)市場(chǎng)的產(chǎn)品定位的具體過(guò)程。通過(guò)研究對(duì)房地產(chǎn)售價(jià)的因素,例如國(guó)內(nèi)GDP、利率、消費(fèi)者物價(jià)指數(shù)等等,結(jié)合成本預(yù)測(cè)及相關(guān)理論的應(yīng)用從而得出房地產(chǎn)項(xiàng)目的定價(jià)。
[Abstract]:After the housing system reform, the real estate industry develops rapidly. The product positioning of the market is very important to the success of the development of the real estate project, and the factors influencing the product positioning of the market are many and complicated, such as the national policy on real estate. The economic development level and the real estate market environment of the project area, the development enterprise's own condition, the consumer's purchase demand and so on. This paper studies the division of the market, determines the target market and obtains the development orientation of the real estate project. Including the external environment of real estate projects, market situation, competitors, consumers and other specific analysis to obtain the real estate project development positioning, In this paper, the development of a real estate project in Kunming as an example to explain the specific process of market positioning. By studying the factors of real estate price, such as domestic GDP, interest rate, consumer price index and so on, combining with the application of cost forecasting and related theories, the pricing of real estate items is obtained.
