【摘要】:對于房地產(chǎn)業(yè)來說,資金就是企業(yè)的生命線,融資工具的使用,關(guān)系著企業(yè)能否持續(xù)健康發(fā)展。近年來,我國房地產(chǎn)調(diào)控政策對市場產(chǎn)生了巨大影響,土地價(jià)格上漲,融資渠道收窄,銷售難度增加,眾多房地產(chǎn)企業(yè)開始將“輕資產(chǎn)”作為企業(yè)長遠(yuǎn)發(fā)展的戰(zhàn)略。在這樣的大環(huán)境下,我國房地產(chǎn)企業(yè)特別是商業(yè)地產(chǎn)企業(yè)如何擴(kuò)寬融資渠道,創(chuàng)?.新融資工具,利用資本市場激發(fā)資產(chǎn)活力,具有十分現(xiàn)實(shí)的意義。本文從針對地產(chǎn)企業(yè)融資現(xiàn)狀、常用融資工具的分析闡述開始,引出全球其他先進(jìn)國家和地區(qū)的資本市場中有利于商業(yè)地產(chǎn)企業(yè)開發(fā)運(yùn)營的融資工具種類,并一一進(jìn)行說明。進(jìn)而立足我國房地產(chǎn)市場,將凱德集團(tuán)這一具有新加坡資本背景的大型外資房地產(chǎn)集團(tuán)作為重點(diǎn)研究對象,分析其在國內(nèi)開發(fā)商業(yè)地產(chǎn)過程中重點(diǎn)使用并取得較好效果的“地產(chǎn)+資本”配對組合融資模式,通過對其代表性的CRCT產(chǎn)品的主要業(yè)績指標(biāo)和整個(gè)資本價(jià)值鏈設(shè)計(jì)的分析,提煉出適合我國商業(yè)地產(chǎn)開發(fā)運(yùn)營企業(yè)可以借鑒的地方。同時(shí),通過系統(tǒng)梳理我國目前的房地產(chǎn)金融監(jiān)管政策的相關(guān)法規(guī)發(fā)展和主要商業(yè)地產(chǎn)企業(yè)在創(chuàng)新融資工具應(yīng)用方面做出的探索和嘗試,找出我國目前開展創(chuàng)新融資模式的阻礙,并相應(yīng)提出具有針對性的可操作的解決方案,希望對我國相關(guān)商業(yè)地產(chǎn)企業(yè)未來提升企業(yè)專業(yè)性和拓展融資渠道提供切實(shí)的支持。

This paper from the real estate enterprise financing present situation, analysis of common financing tool exposition start, leads is conducive to enterprise development and operation of commercial real estate financing tools to other global advanced countries and regions in the capital market, and explain them one by one.
