商業(yè)綜合體業(yè)態(tài)空間的模塊化研究

【摘要】:商業(yè)綜合體作為國內(nèi)市場上重要的實體經(jīng)濟,在信息時代的背景下正在飽受電商的沖擊,伴隨其大量的同質(zhì)化布局建設(shè),進一步地減弱了其線下消費者的數(shù)量。作為綜合體建筑的一種類型,商業(yè)綜合體是以商業(yè)為中心(依照占比與權(quán)重)配套辦公、酒店、展覽、會議等三種以上的物業(yè)組合。業(yè)態(tài)作為營業(yè)的形態(tài)結(jié)合商業(yè)空間做到了形式與功能的統(tǒng)一,復(fù)雜的業(yè)態(tài)空間帶動著商業(yè)綜合體核心部分不斷地進行協(xié)同運作。文章以綜合體商業(yè)部分為研究對象,本著理論與實踐相結(jié)合的原則,首先對課題研究的背景、國內(nèi)外商業(yè)綜合體和模塊化設(shè)計的研究現(xiàn)狀作了系統(tǒng)的闡述,然后在確定模塊化理論與業(yè)態(tài)空間深度關(guān)聯(lián)的基礎(chǔ)上,借助模塊化設(shè)計方法重點研究其業(yè)態(tài)空間的構(gòu)成與布局。本文強調(diào)以模塊化設(shè)計的思維方式,通過對典型的商業(yè)綜合體實際項目進行模塊化分級研究,探究了店鋪單元、店鋪組團、平面單元模塊內(nèi)部的一般形態(tài)和基本特征,在明晰業(yè)態(tài)空間“黑箱”內(nèi)部的功能細分和一般組合規(guī)律的前提下,結(jié)合商業(yè)規(guī)律與商業(yè)建筑的特點,以模塊化的思維重新建立業(yè)態(tài)空間系統(tǒng),在系統(tǒng)內(nèi)部進行商業(yè)化定位后的功能模塊組合設(shè)計。企業(yè)與企業(yè)的競爭是價值鏈的競爭,文章將模塊化理論應(yīng)用到商業(yè)綜合體業(yè)態(tài)空間的設(shè)計過程中能最大化商業(yè)綜合體在價值鏈這一網(wǎng)絡(luò)平臺的價值增值效應(yīng)。通過模塊的有機組織、協(xié)同設(shè)計建構(gòu)差異化的價值體系,使商業(yè)綜合體業(yè)態(tài)空間模塊化的研究回歸到建筑設(shè)計的本質(zhì)上,設(shè)計師可通過對系統(tǒng)內(nèi)模塊的整體把控設(shè)計出不同定位下商鋪空間的組織形態(tài),形成新的顧客價值讓渡系統(tǒng)這一子系統(tǒng),保證商業(yè)綜合體運營的持續(xù)盤活,達到不同階段的穩(wěn)場和旺場的目標效益,真正做到人與建筑的和諧共生。
[Abstract]:As an important real economy in the domestic market, the commercial complex is suffering the impact of e-commerce under the background of the information age. With its large number of homogenized layout construction, it further weakens the number of consumers below the line. As a kind of complex building, commercial complex is a combination of three or more kinds of property, such as office, hotel, exhibition, conference and so on. As a business form, the business form combines with the commercial space to achieve the unity of form and function, and the complex business space drives the core part of the commercial complex to operate in a coordinated manner. Based on the principle of the combination of theory and practice, this paper takes the commercial part of the complex as the research object. Firstly, the background of the research, the current research situation of the commercial complex and modular design at home and abroad are systematically expounded. Then, on the basis of determining the deep correlation between modularization theory and business space, the composition and layout of the business space are studied with the help of modular design method. This paper emphasizes the mode of thinking of modular design, through the modular classification of typical commercial complex projects, explores the general form and basic characteristics of the store unit, shop group and flat unit module. On the premise of clarifying the functional subdivision and general combination law of the black box in the format space, combining the commercial law and the characteristics of the commercial building, the paper reestablishes the system of the trade space by modularization thinking. The function module combination design after commercial positioning is carried out inside the system. The competition between enterprises and enterprises is the competition of value chain. In this paper, the modular theory is applied to the design process of business complex space, which can maximize the value added effect of commercial complex in the network platform of value chain. Through the organic organization of the module, the cooperative design constructs the differential value system, which makes the study of the commercial complex space modularization return to the essence of the architectural design. The designer can design the organization form of the shop space under different positioning by controlling the whole module of the system, and form the new subsystem of customer value transfer system, which can ensure the continuous development of the commercial complex operation. To achieve different stages of stability and prosperity of the objective benefits of real harmony between human and building symbiosis.
