欣盛花園房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理研究

【摘要】:自1978年我國(guó)實(shí)行改革開放政策至今,我國(guó)的經(jīng)濟(jì)持續(xù)不斷的發(fā)展,房地產(chǎn)業(yè)和相關(guān)投資活動(dòng)也隨之蓬勃發(fā)展起來(lái)。由于房地產(chǎn)開發(fā)項(xiàng)目一般投資大,建設(shè)周期長(zhǎng),風(fēng)險(xiǎn)也相對(duì)較高,因此,房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)管理的系統(tǒng)研究是很有必要的。為此,本文擬密切結(jié)合項(xiàng)目風(fēng)險(xiǎn)管理的相關(guān)理論和欣盛花園房地產(chǎn)開發(fā)項(xiàng)目實(shí)際,從項(xiàng)目中存在的風(fēng)險(xiǎn)的識(shí)別、評(píng)估和控制等方面對(duì)本項(xiàng)目全生命周期中所面臨的風(fēng)險(xiǎn)因素進(jìn)行全面深入的風(fēng)險(xiǎn)管理研究,為華麗房地產(chǎn)開發(fā)有限公司加強(qiáng)本項(xiàng)目的風(fēng)險(xiǎn)管理提供科學(xué)依據(jù),同時(shí),也為房地產(chǎn)開發(fā)項(xiàng)目的風(fēng)險(xiǎn)管理提供一個(gè)參考類似的研究。本文擬從房地產(chǎn)投資者的角度,將一個(gè)房地產(chǎn)項(xiàng)目分成六個(gè)重要階段,即項(xiàng)目的投資決策、獲取土地、設(shè)計(jì)規(guī)劃、建設(shè)施工、租售管理和竣工驗(yàn)收,對(duì)這六個(gè)階段的風(fēng)險(xiǎn)進(jìn)行研究。根據(jù)每個(gè)階段的特點(diǎn)和具體情況,對(duì)房地產(chǎn)開發(fā)過(guò)程的前期,中期和后期的三個(gè)階段可能面臨的風(fēng)險(xiǎn)進(jìn)行有針對(duì)性的研究,并進(jìn)行全面的風(fēng)險(xiǎn)識(shí)別,風(fēng)險(xiǎn)評(píng)估和分析,風(fēng)險(xiǎn)控制和分析,最后提出了每個(gè)階段的方法和控制風(fēng)險(xiǎn)的現(xiàn)實(shí)意義。當(dāng)前,不論是對(duì)項(xiàng)目風(fēng)險(xiǎn)管理方面的理論研究還是其實(shí)踐應(yīng)用方面我國(guó)都處在一個(gè)初級(jí)學(xué)習(xí)階段。我們只有進(jìn)行深入的研究,不斷突破和創(chuàng)新,與時(shí)俱進(jìn),并發(fā)展指導(dǎo)一系列活動(dòng)的實(shí)踐理論的應(yīng)用,才能盡快趕上發(fā)達(dá)國(guó)家相關(guān)研究的步伐。
[Abstract]:Since 1978, China has implemented the reform and opening up policy, the economy of our country has been continuously developing, the real estate industry and related investment activities have also flourished. Because of the large investment in real estate development projects, the construction period is long. The risk is relatively high, therefore, it is necessary to study the risk management system of real estate development project. Therefore, this paper intends to closely combine the theory of project risk management with the real estate development project of Xinsheng Garden. From the aspects of risk identification, evaluation and control in the project, the risk factors in the whole life cycle of the project are studied comprehensively and deeply. This paper provides a scientific basis for strengthening the risk management of this project, and also provides a similar research for the risk management of the real estate development project. A real estate project is divided into six important stages, namely, investment decision of the project, acquisition of land, design and planning, construction, management of lease and sale and acceptance of completion. According to the characteristics and specific conditions of each stage, the risks that may be faced in the early, middle and late stages of the real estate development process are studied. And carries on the comprehensive risk identification, the risk assessment and the analysis, the risk control and the analysis, finally proposed each stage method and the control risk realistic significance. Both the theoretical research on project risk management and its practical application in China are in a primary learning stage. We only have to carry out in-depth research, constantly break through and innovate, and keep pace with the times. Only by developing the application of practical theory to guide a series of activities can we catch up with the relevant research in developed countries as soon as possible.
